Dh75m Palm Jumeirah villa has to be seen to be believed



Beauty is in the eye of the beholder, so they say, but on Dubai’s Palm Jumeirah some beauty is more obvious than others.

This villa has left nothing to chance when it comes to offering the best view, finish, setting or design.

But for Dh75 million what else would you expect?

The owners have spared no expense to create a bespoke home. The villa has been extended to nearly 8,000 square foot of built up area (it was originally 7,000 sq ft) on a 14,683 sq ft plot, with the Dubai Marina skyline taking centre stage. As you enter the house, modernity and neo classical clash; you are met with a glass lift sitting alongside a marble staircase.

While the lift does not have far to go in the two-storey property, its aesethically pleasing design makes it a feature in itself within the hallway.

The formal lounge has seven floor to ceiling picture windows that flood the room with natural light.

The kitchen was designed by the luxury German brand, Poggenpohl, using the latest Gaggenau appliances and has a breakfast bar overlooking the outdoor terrace, which can be opened up via concertina glass doors. Adjoining the kitchen is the dining room surrounded by five more huge picture windows.

Outside a huge firepit forms the centrepiece, with a 20-metre long infinity pool on one side and seating areas set under a beach hut on the other. Two self-contained maid’s rooms with separate laundry area and an outdoor driver’s room complete the lower level.

The first floor contains four large en suite bedrooms with built-in wardrobes. The centre of the master bedroom is taken up with bespoke standing wardrobes that act as dividers between the bathroom (decked out in Onyx marble) and bedroom. The second master room takes up the entire west wing of the upper level and includes a separate bathroom and living area.

And let’s not forget the property’s smart home qualities with the lighting, media and curtains operated via sensors and touchscreen that can be linked to your iPhone or iPad.

Younes Al Arab, sales director at Ocean View Real Estate, tells Andrew Scott more about the Dh75 million Palm Jumeirah mansion:

Isn’t Dh75m rather a lot for what is essentially a four-bedroom house?

While Dh75m is undoubtedly a lot of money, it is not a lot of money for this house. It has had Dh9 million spent just on the renovation with an array of the world’s top designers present among the fixtures and fittings. The work has taken three years to complete and the villa was only signed off five weeks ago. It is far, far, above most signature villas on the Palm. I would argue there is no other villa like it.

Well I don’t want to get into an argument ...

This villa is being sold off-market which means the owner does not want it to be advertised officially for sale. It is on Frond P of Palm Jumeirah - where most of the celebrities that live in Dubai stay. You will be able to count Diego Maradona and David Trezeguet as your neighbours, there are others of course.

How is the market at this level?

I would not expect to sell one of these villas every week, maybe only a few every year. However, you don’t get villas such as this coming to the market very often. Unlike the general market, which has been soft for eight to nine months, this sort of property is not affected by demand but by supply. The owner does not need to sell, is not in distress, so it will be sold for this price when the correct buyer comes along.
